True Student Nottingham is a landmark purpose-built student accommodation (PBSA) development located on Cowan Street in Nottingham city centre. The scheme involves the transformation of the former Bendigo Building, a 1960s Royal Mail sorting office, into a modern, high-quality residential environment designed to meet the evolving needs of today’s student population.
The £70 million redevelopment delivers a total of 661 beds, comprising a mix of private studios and en-suite cluster apartments arranged across two towers of up to 12–13 storeys. The project revitalises a long-vacant urban site, creating a vibrant new student community while contributing to the wider regeneration of Nottingham city centre.
Designed with modern student lifestyles in mind, the development offers more than just accommodation. It incorporates a wide range of high-quality amenities, including a gym, games and social spaces, study areas, landscaped outdoor zones, and communal lounges that encourage both collaboration and wellbeing. The scheme also includes commercial units at ground level, helping to integrate the development with the surrounding neighbourhood and local economy.
Strategically located within walking distance of Nottingham Trent University and well-connected to the University of Nottingham, the development provides convenient access to key educational institutions, public transport, and city-centre amenities.
Overall, True Student Nottingham represents a significant investment in the city’s student infrastructure, delivering high-end, design-led accommodation while breathing new life into an important urban site.

Capricorn Contracts contributed to the successful delivery of this large-scale PBSA scheme by providing high-quality interior solutions designed to meet the demands of a premium student living environment.
With over 600 bedrooms alongside extensive communal and amenity areas, the project required a consistent, scalable approach to ensure quality and efficiency across all spaces. Our solution focused on delivering durable, functional, and visually cohesive installations that aligned with the expectations of a modern, design-led development.
Student accommodation environments present a unique challenge, requiring finishes that can withstand high occupancy, daily use, and frequent turnover, while maintaining a high-end aesthetic. To meet these requirements, we selected robust, easy-to-maintain systems that balance practicality with contemporary design, supporting both longevity and visual appeal.
Coordination was critical throughout the project, particularly given the multi-storey nature of the development and the fast-paced construction programme. Working closely with the main contractor and wider project team, we ensured seamless integration and maintained programme alignment through careful planning and phased delivery.
The development also places strong emphasis on shared social and wellbeing spaces, key elements of the True Student brand. Our installations were designed to complement these environments, contributing to comfortable, welcoming spaces that enhance the overall student experience.
In addition, we adhered to strict health and safety and quality standards throughout the installation process, ensuring compliance while maintaining productivity on a complex, high-density site.
Through a combination of efficient delivery, attention to detail, and a focus on both durability and design, Capricorn Contracts supported the creation of a high-specification student residence that meets the expectations of today’s students and operators alike.
